• Lease assignment changed in 2024. Under Bill 31 a lessor may now refuse an assignment of lease without giving a reason, which releases the tenant from the lease.
• Eviction compensation is formula-based. For evictions notified on or after 21 February 2024, compensation is one month's rent per year of uninterrupted tenancy — a minimum of 3 months and a maximum of 24.
• Disputes go to the TAL. The Tribunal administratif du logement (the former Régie du logement) hears rent, repair and lease matters, with jurisdiction up to $100,000 since Bill 31.
• Almost everything happens at once. Most Quebec leases end on 30 June, so renewals, moves, inspections and deposits for your Levis units land in the same few days.
