How do I add a new tenant?
Go to your property › Leases tab › click “Add New Lease”. Fill in tenant info, unit, rent amount, and lease dates.
How do I record a rent payment?
Open the tenant lease › Balance tab › tick the month checkbox › set the actual payment date › Save Changes.
How is the payment status determined?
The system checks the Balance tab data. If the current month has a payment date recorded or is marked as advance rent, it shows “Paid”. Otherwise it shows “Not Paid”.
How do I share my portfolio?
Go to Settings › Sharing tab › enter the email › choose permission › Send Invitation. They will receive an email with a link to register and view your portfolio.
Can I upload tenant documents?
Yes. Open a lease › Documents tab › upload files like ID, insurance proof, etc. Each document is tagged with the tenant name and upload date.
How do I change my password or email?
Go to Settings › Security tab. You can change your email or password there.
What counts as a "space"?
A space is any rentable unit in your property — this includes individual units (e.g. Apartment 1, Unit B) and individual rooms within a shared unit. Each unit or room counts as 1 space, regardless of how many tenants are on the lease.
What does the Occupancy Rate mean?
It is the percentage of your spaces (units or rooms) that have active leases. Total occupied spaces divided by total available spaces.
How does billing work?
You are billed monthly on the anniversary of your signup date. All prices are in Canadian Dollars (CAD) and include all taxes. You get a 14-day free trial of the Growth plan when you sign up.
What happens when I upgrade?
When you upgrade, you are charged a prorated amount for the remaining days in your current billing cycle, and the new price starts on your next billing date. New features are available immediately.
What happens when I downgrade?
When you downgrade, you keep your current plan and features until the end of your billing period. The lower price starts on your next billing date. You are not charged extra and you do not lose any paid time.
What happens when I cancel?
When you cancel, you keep access to your current plan until the end of your billing period. After that, your account is downgraded to the free Starter plan. You can resubscribe at any time.
What happens when my trial ends?
When your 14-day free trial ends, your card is automatically charged for the plan you selected during signup. If you want to cancel before being charged, go to Subscription and click Cancel before the trial ends.
Do prices include taxes?
Yes. All displayed prices include GST (5%) and QST (9.975%). The price you see is the price charged to your card. No surprise fees at checkout.
⭐ How does the Referral Program work?
Go to your Subscription page and click “Get My Referral Link.” Share your unique link. When your friend clicks it, signs up, and starts a paid subscription, the 3-month clock starts for both of you. You must BOTH be on active paid plans for 3 consecutive months following the referral — free trials do NOT count. After that, you each automatically receive 1 month free on your next invoice.
When does the 3-month clock start?
The clock starts on the day your referred friend begins their first paid subscription (not their trial). From that date, both you and your friend must remain on a paid plan for 3 full consecutive months. If either person cancels during that window, the reward is not applied for that referral.
When do I get my referral reward?
The reward (1 month free) is applied automatically once both you and your referred friend have completed 3 consecutive months on a paid plan. Trial periods do NOT count. Both parties receive a confirmation email when the reward is applied.
Can I refer multiple people?
Yes! There is no limit. Every person you refer who completes the 3-month paid requirement earns you another free month. Rewards are applied separately per referral.
